- How fast should a Dubai real estate agency reply to Property Finder and Bayut leads?
Aim for minutes, not hours. The portals set a floor: Property Finder's SuperAgent badge asks for WhatsApp replies within 2 hours, and Bayut's Responsive Broker badge within 4 hours. One Dubai brokerage measured a 78-minute median first reply, with 19% of leads never answered. A B2B SaaS study links replies within five minutes to 32% close rates, against 12% after a day.
- Is WhatsApp the main channel for property enquiries in Dubai?
Often, yes. Property Finder said in 2022 that the majority of real-estate leads it surveyed come through WhatsApp, and in 2024 that over 50% of its clients use WhatsApp Leads. In its test with 10 Dubai and Abu Dhabi brokerages, mobile leads rose 44%. WhatsApp is also the UAE's most-used social platform: 85.8% of internet users aged 16–64 use it monthly (2024).
WhatsApp and Meta
- Does Meta charge for AI replies on WhatsApp?
Yes. Since 1 October 2026, replies written by a third-party AI are service messages, charged exactly like a human agent's replies: per delivered message, after 1,000 free a month per number. For a UAE buyer that's about AED 0.0576 per reply. Meta's own Business Agent AI is a separate, token-priced category.

- What if an AI assistant tells a buyer something wrong?
Limit what it's allowed to say. Sabbaq answers only from the agency's own listing data, and hard rules in code stop it from negotiating price, giving legal or mortgage advice, or confirming a viewing without an agent. It hands over the moment the buyer asks. During shadow mode an agent approves every reply first.
- What is shadow mode for an AI WhatsApp assistant?

- Can an AI assistant reply to property buyers in Arabic?
Yes. A good assistant replies in the language the buyer writes in and switches when the buyer does. In our demo, Sabbaq's first Arabic reply went out in 1.24 seconds, logged by the app, then asked about budget, timeline and financing in Arabic. The manager's inbox also runs fully right to left.
- How do you route property leads to agents by area and language?
Match on both first: an Arabic enquiry about Dubai Marina goes to an Arabic-speaking agent who covers the Marina. If nobody matches both, match on area, then on language, then round-robin, so the work stays fair. The agent gets the buyer's answers attached and confirms the viewing. The manager sees who hasn't picked up.
