How fast should a Dubai real estate agency reply to Property Finder and Bayut leads?
Aim for minutes, not hours. The portals set a floor: Property Finder's SuperAgent badge asks for WhatsApp replies within 2 hours, and Bayut's Responsive Broker badge within 4 hours. One Dubai brokerage measured a 78-minute median first reply, with 19% of leads never answered. A B2B SaaS study links replies within five minutes to 32% close rates, against 12% after a day.

These are badge criteria
Property Finder's SuperAgent criteria, on the UAE Partner Hub (published 16 April 2026), ask agents to reply to WhatsApp leads within 2 hours, keep an overall response rate above 80 percent, and get at least 50 percent positive feedback on WhatsApp enquiries. SuperAgent listings receive a visible badge and a ranking boost. The status is awarded automatically each month.
Bayut's Responsive Broker badge (HelpCentre, 12 September 2025) asks agents to respond to WhatsApp messages within 4 hours, with an overall response rate of at least 70% inside the responsiveness windows: weekdays 9 AM to 9 PM. Messages missed at the weekend or after hours do not count against the agent. Responsive Broker and Quality Lister in the same month is TruBroker.
These hours are badge criteria on the UAE pages. They are not a general recommended reply time. Qatar and Bahrain help pages use different numbers, so this page cites the UAE pages only.
What one Dubai brokerage measured
A vendor-written case study of one 32-agent Dubai brokerage reported a 78-minute median first reply to portal enquiries, and 19% of leads that never got an answer. That is one documented example, not a market average.
The same write-up says that after a WhatsApp lead-response system, the median first reply was 3 minutes 47 seconds. That result is vendor-reported.
A 2022 Property Finder survey
A 2022 Property Finder survey, reported with the SuperAgent launch, said about 36% of requests were responded to by agents within 30 minutes, and 30% of requests were not responded to. The survey is from 2022. It is not a current market average.
The five-minute figure is a B2B SaaS study
The Optifai Pipeline Study, 2026, of 939 B2B SaaS companies (Q2 2025 to Q1 2026, CRM timestamps) links a first reply within five minutes to a 32% close rate, against 12% when the first contact is after 24 hours or more. It is a B2B SaaS study, not Dubai real estate data, and it is not a promise of sales.
What Sabbaq commits to in the pilot
