- [Compare Sabbaq: WhatsApp AI for Dubai Real Estate](https://getsabbaq.com/en/compare): Every Property Finder and Bayut lead answered in seconds, in Arabic or English, on your existing WhatsApp number. Fair, sourced comparisons.
- [Can an AI assistant reply to property buyers in Arabic?](https://getsabbaq.com/en/faq/ai-assistant-reply-buyers-arabic): Yes. In the Sabbaq demo, the first Arabic reply went out in 1.24 seconds, logged by the app, on a fictional brokerage.
- [What if an AI assistant tells a buyer something wrong?](https://getsabbaq.com/en/faq/ai-assistant-wrong-answer-guardrails): Limit what it can say. Sabbaq answers from the agency's listing data, and code blocks price negotiation, legal or mortgage advice, and viewing confirmations without an agent.
- [Does Meta charge for AI replies on WhatsApp?](https://getsabbaq.com/en/faq/does-meta-charge-for-ai-replies-whatsapp): Yes. Since 1 October 2026, a third-party AI reply is a service message, charged like a human agent's reply after 1,000 free messages a month.
- [How fast should a Dubai agency reply to Property Finder and Bayut leads?](https://getsabbaq.com/en/faq/reply-time-property-finder-bayut-leads): Property Finder's SuperAgent badge asks for WhatsApp replies within 2 hours. Bayut's Responsive Broker badge asks for replies within 4 hours. Those are badge criteria, not a general recommended reply time.
- [How do you route property leads to agents by area and language?](https://getsabbaq.com/en/faq/route-property-leads-by-area-language): Match area and language together first, then area, then language, then round-robin. The agent gets the buyer's answers. A manager sees who has not picked up.
- [What is shadow mode for an AI WhatsApp assistant?](https://getsabbaq.com/en/faq/what-is-shadow-mode-ai-whatsapp): Shadow mode: the assistant drafts every reply and nothing reaches the buyer until an agent approves it. Sabbaq's trial (no card for Sabbaq) runs this way.
- [Is WhatsApp the main channel for property enquiries in Dubai?](https://getsabbaq.com/en/faq/whatsapp-property-enquiries-dubai): Often, yes. Property Finder said in 2022 that most of the leads it surveyed come through WhatsApp, and in 2024 that over 50% of its clients use WhatsApp Leads.
